When The Seller Listens... A Love Story!

Call it bragging, call it celebrating small victories.  I can't help but share this beautiful story of a seller that took my advice no questions asked!  The end result... We Listed it, Sold it & CLOSED it in less than 30 days for TOP DOLLAR!

I think you will all agree, this is a fairly basic house.  In fact it is.  Just under 1300 sq. ft., 2 bedroom plus den.  Nothing fancy right?

My client, (which I should disclose is one of my best friends) was selling this lovely little rental home that I found for her mother about 7 years ago.

The initial listing conversation went a little something like this...  Sue, I want you to choose the price, choose what repairs or improvements need to be made, choose whether or not you'd like to offer a bonus to the buyers agent etc...  I have to tell you, I was pretty full of myself being given that kind of power! 

So, I chose the top end of her market.  I asked them to do some touch up paint and replace some plumbing and light fixtures.  Her husband is very handy and I knew they could do it inexpensively.  Less than $500 to be exact.  Then I offered the selling agent a total of 4.5% commission.

The results... We listed it on May 29th, Sold it on June 1st for $500 less than list price (but $17,000 more than they expected) & CLOSED it on June 27th, 2007... <----Yes, 2007!

Now, if that's not a LOVE STORY - I don't know what is!
