Mr. "W" and The "Loyal Client" Transaction: WEEK TWO

It never ceases to amaze me how a transaction can be going VERY smoothly and ALWAYS hit a couple of snags along the way. It will ALWAYS be up to me in how I handle the situation regarding my attitude and being proactive as a "Professional" in the Real Estate Industry. I mean....no transaction is perfect, right?

First of all, if you have not read the previous stories on the "Loyal Client" you can read them here:  A Hawaii Real Estate Story: The Faithful and Loyal Client  (6/30/07); MAKING the Transaction WORK! (The Loyal Client Update) (7/3/07); No Professional Home Inspection?! (7/5/07) but briefly......... I've worked with this client for 2.5 years and he has remained loyal to no end. He even had to rent for a year and a half and in the meantime came to me to refer him to an agent on the other island to sell his vacant land. He now had money to put down, his credit is extremely good and he just popped in to the office when I just so happened to be there and within a few days we were in contract.

Here's the deal from last Friday in a nutshell:

• Friday, 6th: I submit Mr. "W's" additional deposit to escrow via courier along with the home inspection waiver/approval. We also find out the tax records reflect the wrong address. We do an ammendment and submit to escrow as well.
• Monday, 9th: Escrow notifies me that Mr. "W" wrote the check payable to ....another escrow company. (was I blind?) They also said that the Condo association doc's were in but the Association Doc's would be in the next day. Called Mr. "W" to ask if he would go to escrow in the a.m. to revise the check (or write a new one) and pick up the documents.
• Tuesday, 10th: Mr. "W" calls and says he got all the doc's and made out a new check. Great! Escrow also revised the preliminary title report as there is only one parking. (the other one was sold to another unit back in May which we knew)
• Wednesday, 11th:  Title Report shows only one parking and still wrong address. What's going on?
• Thursday, 12th: Mr. "W" calls and says he needs help with the initial instruction docs from escrow (they didn't help you when you picked them up? NO. So we meet at the office at 11:15 am and I help him with everything and pop it in our outgoing mail. Go through the doc's with him and sign receipt/approval and also email the RR105C (property info form) to the lender. The escrow officer calls to let me know that they are working on the address although they are waiting to see what address the appraiser comes up with. They will work everything out. Okay.....Time for half day office work.Is this Deja Vu or what?  

 Actually, these are minor snags and not anything to stress about. I've worked with the other agent, this escrow officer and lender before ....WHEN you ask?  I had the same professionals in the purchase of MY townhouse in the same complex! Yup, this loan officer was MY loan officer. This escrow officer was MY escrow officer. This seller's agent was the same agent for MY townhouse and I was MY own buyer's agent. 

You think this is deja vu?

The only difference in this transaction is Mr. "W". He has been extremely cooperative in all I ask him to do and never once has he gotten upset with me about anything. Maybe it's the two and half years of forming this trusting relationship. He kind of grew on me over the years and I'm actually happy he is moving into our complex. He has no family here and around the holidays I will surely do something special for him.

And if you have read all my stories on this "loyal and faithful" client you would understand when I say, "I think I'll 'adopt' him".
