In dealing with several acreage properties I have found that well issues can be a pain. The Colorado Division of Water Resources is a helpful entity and the local drilling, testing and servicing companies are also helpful.
Having run into some unusual issues such as non-permitted, or illegally drilled wells, shared community wells, low producing wells and wells in need of improvment. Ever heard of hydrofracturing? I guess they can improve well production with this process. I have seen one instance where a well producing 1.5 gallons per hour was improved to .5 gallons per minute. With a 300 gallon cistern, .5 gallons per minute will sustain a small family.
It is some interesting stuff, and since water rights or mineral rights do not run with the land in our state it is important to stay informed about this topic. Let me know if you have anything to add, and let's sell some houses!!!

Cyrus, a number of properties that I sell have well systems as their water source so locally there are a few companies that do fracturing. I understand that quite often this method can be quite successful to rehabilitate an old well. It's not cheap but compared to a new one it's reasonable.
I have not heard of hydrofracturing, but it sounds intriguing. For our market, it's difficult determining what is meaningful for a Buyer's well inspection. I usually suggest a mechanical/electrical eval as a basic, and a water sampling for any bacteriological issues.
We are doing a radon test to the water as well... gas from decaying uranium , 2nd leading cause of lung cancer, infiltrates your lungs in the shower, it can be mitigated by a system that sprays the water into a mist, in a contained cistern-like container while it extracts the gas.

It always amazes me to what comes up in inspections. What new things to to test on that were never done and why people are getting sick.
