Now, the answer to the question. What does this have to do with real estate? When I saw it the first thing I thought (well maybe not the first, but definitely one of the next five thoughts) was, "This is why you MUST get a home inspection!" So many times you can walk through a house and a very pretty picture has been painted, but underneath the paint on the canvas (behind the sofa)can be some real problems. We always recommend a home inspection to all of our buyers. We recently found a home whose heating system didn't work. It's the middle of summer, would you have thought about that?
A home inspection company just recently came to us and told us about having a home inspection before you sell. What a great idea! Have the home inspected and then fix what you want or fix it all. You can have a copy of the inspection at your home along with a list of what has been corrected. This lets all potential buyers know what could possibly be wrong and what you were willing to address.
Either way, whether you are buying or selling a home inspection by a real home inspector is a good thing.
Home Inspections are completed by sellers in our market quite frequently. So are Termite & Structual Pest Inspections, Roof, Chimney and since ALL homes must weather the Bay Area rainy season a Foundation & Drainage Inspection.
It's up to the seller whether to complete the work prior to marketing. The value to the seller is DISCLOSURE. It's assumed that everything disclosed to the buyer before making an offer on the property is non-negotiable during escrow. This always results in a higher net in the long run for the seller.

As an Alabama home inspector I hope no one holds me to the same standard of finding things that are virtually invisible!
I do, however, carry some instruments that can help me see inside walls and other hard-to-get-to places.

Tom, I just checked out your entry. Good information. I know we can't hold home inspectors to the invisible. The lesson here for us is that to the naked eye of the novice home buyer/realtor, we may not see what the trained eye can.
Stephen - I really wish all home sellers would have home inspections done so that their wss a better idea what repairs were gonna be befor a price was agreed upon. The whole negotiation of brepairs seems backwards to me. Plus I am definetely not a fix it guy!
