The market movement comes in waves. For the second time in the last week a few buyers have gotten their dream home caught up by another buyer and missed the boat. Two condominiums in my inventory, priced properly, have pended sale. While in the inspection or other contingency period additional buyers have shown interest and placed back up offers or waited patiently to make sure the contingencies were satisfied.
Where did these buyers come from? How did they find these properties?
It may surprise everyone to know that out of six seriously interested parties between the two available condominiums, one half of the buyers had looked at the condominiums several weeks ago. They've been weighing their options, comparison shopping, doing their research, maybe working up their courage and they've come to the conclusion that it was now the time to buy. One buyer was a distance buyer - sight unseen and two had done their share of research and flew to town specifically to shop and buy.
Why now? Why not several weeks ago?

Chris -- that's good to hear. Parts of Md are moving quickly and over list.
Summer is slow in Florida for Real estate and busy in Michigan. We are slow in winter but the buyers that look are serious. Who wants to put on boots and slippery side-walks to look at houses. But, I guess looking at bullet holes in walls could be anytime of the year. tee hee.

When I saw the words buyer confidence returning, I had to click on your post and see what's going on. It's good news that there are some signs of the market stopping the slide and possibly leveling off. Some areas will recover faster than others, so it's not going to be uniform. The bottom line is, there are some good news.

I cannot imagine what real estate and mortgage professionals believe they are accomplishing by reporting negative news or being melodramatic about what's currently happening
we all know there are troubles and this week was a horrible week for mortgage people...
... and I don't think that restrictions on Stated Income loans will herald the end of days.
The market in Florida is definitely recovering... buyers are starting to move, sellers are starting to sign contracts ... and believe it or not rates are still good!!
