Obtain purchase contracts. You can call me for contracts if you do not have any.  Complete the contract except for price,date,terms, and signatures. Make sure you understand the contract fully.  If a buyer wants to use their own contract.. beware.. take it to your own attorney. What looks like a standard form may very well be one sided and may not be what it appears to be.  With desk top publishing, many crooks are using their own forms!

Make sure that you are prepared with sellers disclosures mandated by state law. If you are not prepared, you may not be able to obligate the buyer to a sale.
