1155 N 400 Rd Baldwin, KS 66006Many people ask what is involved in building a home in Douglas County. I will use this home that is currently for sale as an example of what steps are required/needed. The question arises as to whether to continue living in your current home, buy some land to build on, and then build OR buy some land with a home already on it and live in it while you build and then sell the older home to be removed from the land. The advantages to continuing to live in your home and buy some land to build on are that you don't have a home on the land to sell and have moved once your home is built. You also get to pick from any spot on the land and not just the spots on the land that are left. The advantages to buying some land with a home already on it and live in it while you build are that you have freed up your equity in your existing home by selling it and using the proceeds to buy the land that comes with the existing home that will later be replaced. You can then get a construction loan to build your new home. You also get the advantage of buying developed land that has a water meter available, utilities available, curb cut(s) in place, plus receiving additional features such as a shed, pond, stream, etc. that someone had already added to the property.
