This blog entry of mine really applies to the would-be-sellers as well as agents that will take any and all listings. Dear Mr. and Mrs. Seller - Did you know that there are currently OVER 54,000 homes for sale in the metropolitan Phoenix market? That is an all time high! In the past, people have tried to 'test the waters', so to speak - put there home up for sale and see if anyone 'bites'. Hey, under the right set of market conditions, this has worked! Today? WHY BOTHER? More than likely, you are wasting your time, you are wasting your over-anxious Realtors time and you are, at some level, contributed to the oversupply of Real Estate in the Valley. Dear Mr./Mrs./Miss/Ms. Realtor - When you talk to a prospective client about listing their property - after taking in their needs, wants, etc.....are you being BRUTALLY HONEST? That they MUST price their property WELL. What does well mean? As low, IF NOT LOWER, than the most recent comp. Their property must be in tip top shape. They need to truly understand what the market is like. If you take the listing and don't fully explain the situation - you aren't serving your client's best interest. Don't take a listing...just to have more listings. When your for sale sign languishes month after month...the only publicity you are getting...is not good. Gee, wonder what made me rant today???
