Curb Appeal - more important than ever!Curb Appeal - more important than ever! Say you have two identical homes. They both have the exact same swimming pools. Same floorplan. Same fireplace. Same tile. Same carpet. SAME LIST PRICE. Etc, etc, etc. You get the idea. These homes are the exact flippin' same!!!! How does one distinguish between the two of them, except for an address of course? Ahhhh....what the home LOOKS LIKE from the street or curb view. In other words, what is this home's curb appeal? There are a gajillion homes for sale in the Phoenix metro (ok, closer to about 56,000). Many blocks have multiple homes for sale. In some instances, they literally are the same floorplan. How do you get the casual shopper - one who's just driving by - to show interest in your listing and not the other one? Make it shine....make it have amazing curb appeal. Simple as it sounds, too many sellers (and unfortunately their agents) ignore this aspect of a home and its relative 'sellability'. What is one of the biggest components of curb appeal, or relative curb appeal between two properties, all else being equal? The yard! Grass, flowers, trees....you get the idea! How much of an impact can this potentially have? See this article from the Arizona Republic. WOW. 7% higher selling prices if you have trees. 10-15% higher prices if you have superior landscaping. Deltas between two homes on the order of 6 figures for the one with better landscaping. One example of a home with a gorgeous yard selling for nearly 2 TIMES what a similar home without curb appeal sold for. Sellers - its a tough market out there. Creative advertising can't hurt.
