Promenada at Rainbow - southwest Las Vegas mid-rise

Promenada at Rainbow is an exciting, mixed use mid-rise development in southwest Las Vegas. Located near the I-215 Beltway and Rainbow Boulevard, the project consists of 489 units and will take 4-5 years to complete. Phase 1 (189 units) should be ready by December, 2008.

Promenada at Rainbow has ten different floorplans, from a 1-bedroom/1-bath (828 square feet) to a 2-bedroom/2-bath (1,486 square feet). Residences feature European-style cabinetry, high-end stainless steel appliances, home automation and security systems, Low-E windows, and patios. Select plans will have built-in computer desks, split bedrooms and walk-in closets. Prices range from the mid 300's to the high 500's.

The restricted access community will be a blend of urban and resort style living offering two pools, cabanas, a hammock garden, a putting green, shaded poolside dining, and an outdoor amphitheater. The clubhouse will be the social hub with a full kitchen, theater, business center, gym, massage room, and a rooftop sundeck with firepit.

Cabi Developers is the builder for Promenada at Rainbow. Known through south Florida for their participation in The Parc at Turnberry Isle, Everglades on the Bay, Turnberry Ocean Colony, Turnberry Village, and Capital at Brickell, this is their first Las Vegas project. With parent company GICSA, they also develop resorts in Mexico.

John - I so believe in the mixed-use concept and this project looks very appealing.  It's about keeping it local and encourage pedestrian traffic - I'm familiar with the Miami projects you mentioned.....what made them go to Vegas?

Mixed use projects are great. It's interesting how we go back to old concepts.

Ines - My guess is they came to Las Vegas because of a good supply of land, our steady growth, and the proximity to so many major western cities. I like the social aspects of Promenada, and they're going to have some phenomenal views from the rooftop sundeck!

Sharon - We're seeing more and more pedestrian friendly mixed use projects here. It's a nice return to a real neighborhood community concept.

They most know what they are doing, that's for sure.
