I just finished staging another beautiful for sale vacant home with my own furniture and accessories. I used some custom one-of-a-kind pieces in this waterfront home. Never mind that the listing agent needs to touch up the paint where I removed the stuffy valances. I couldn't wait to post these before & after pictures!

I didn't realize how much work and insight could be put into staging...You can definitely notice the difference between the "before" and "after."
The transformation is amazing! Professional staging hasn't yet become a big part of my market area, but I surely see the benefits and think it will be on the list of "musts" very very soon. Great job!

It's amazing how much larger those windows appear without the heavy "eyebrows" they were sporting before!
I love the dining room set. I think I might have done the curtains differently. I know that some stagers use the inside tension rods as not to make holes but I have a simpler solution. I gather the material in a ball at top and fasten with rubberband and then place a push pin at top far end corner of window molding, hang rubberband over that and it looks formal and you don't see a rod.
Yes if I were a buyer I would prefer this home..

Awesome job and you couldn't be more right. This is what it takes to sell for top dollar in our current market. Buyers have to picture themselves in a desirable house. They may never actually live in the house looking this good (once their stuff is in it), but the hope of it generates the warmfuzzies it takes to get them interested.

Thanks for recirculating this post from last year and for all the nice comments! I guess I did make an effort to be creative. I'm an artist, so I guess I do kind of "paint" around the vacant rooms I stage.
I love the fabric warehouses in the Carolinas and I love to pick fabrics and have furniture pieces custom upholstered. Then I go to the carpet warehouses and match my swatches with area rugs. I guess I'm doing something right because a seller of a vacant house I recently staged asked me to interior decorate her new home.
