The statistics for Avon remain steady and fairly unchanged. The average price of homes sold in August was $160,650., compared to $166,661 in July. There are currently 95 homes pending compared to 91 last month.
As I research data and look at comparables, in both cities and neighborhoods, numbers do tell a story. Although, they don't tell the whole story, there is a story to be told.
The average square foot of homes sold in August in Avon were smaller than in July, therefore we would expect a lower average price. The average days on market also were down from 75 to 69.
When we compare the sold home with pending homes in August we find a higher square foot and longer days on market. Now compare that to the current Active listings. I believe this is indicative of the amount of homes available which are over the $300,000 price range. We are not setting records in that price range!
Our current Absoption rate is 7.8 months with 12.8% of homes selling.

Paula - this is a FABULOUS market report for Avon, IN. Your Days on Market seem pretty reasonable and lower than other reports I've seen. Sounds like Avon is a great place to be right now... I also think the links you supplied so locals can compare past months with "now" is another GREAT IDEA! You are such a good resource for Avon Homeowners!!

Missy: It is a great resource......I am thinking about putting a link on all my neighborhood reports. I am not getting the response I would like. I signed my daughters home up on this service and every month she gets a detailed 2 page report of all active, pendings and sold homes in her area. It is a great tool!

Stephanie: The market is not bad. We can not sell anything over $300,000. Well, very little. A home which is priced correctly is selling and in short time.
