Down Payment Assistance Programs Part 3 of 3

Benefits of using FHA with DPA programs?

  • NOT a credit score driven loan program.
  • Allows 3% in Seller Concessions for closing costs, and/or prepaid expenses.
  • Sales price limit is now $271,200.
  • Payments usually compute out cheaper than 100% options using conventional financing.
  • Eliminated most of the fees that the seller had to pay such as processing and underwriting.
  • Allows appraisal to be done using "AS IS" condition.

Benefits of using VA with DPA programs?

  • Does not require a down payment (100% financing).
  • NOT a credit score driven loan program. nAllows 4% in Seller Concessions for closing costs and/or prepaid expenses.
  • Loan limit $417,000.
  • Payments usually compute out cheaper than 100% options using conventional financing.
  • Best suited in conjunction with Bond Programs.

Benefits of using Conventional with DPA programs?

  • Does not require a down payment (100% financing).
  • If buyers credit is excellent, sometimes offers cheapest payment option.
  • Loan limit $417,000.
  • Allows 3% in Seller Concessions for closing costs.
  • Usually best suited in conjunction with Bond Programs.
  • Least amount of documentation.

Gary,
What are you doing now that Ameridream and Nehemiah are going away?
Do you know about the Buyers Account "Earned Income" program?

David,

If you have read my other posts, you would realize that DPA's are NOT dead at all.  I have attached one of my other posts about this.  However, if you are trying to sell me on a new service that might help homebuyers get into homes, then just call me.

Gary,
I didn't mean to imply that they are going away immediately.  There is a big hurtle to get over right now but all the main gifting programs are filing law suits and I'm sure will hold things up. 
If you visit our website you will see that we fully support the gifting programs we just have a different type of DPA that is specifically allowed in the new ruling.

Here is the comment from the report.

Comment: Real estate agents should be permitted to use their commission to fund the downpayment where the real estate agent is the buyer/mortgagor, because the commission is earned, and not a seller contribution or gift.

HUD response: The circumstance described by this comment are not affected by this rule, because a borrower's earned income, such as a real estate agent's commission, is a permissible source of downpayment.

thank you for this information.....I usually have Sellers, and even they need to know about the Programs so when an offer comes in they know what to expect :) :)
