Are You Expecting TOO MUCH?

Are you expecting too much from your REALTOR® or are you being unrealistic?

A good REALTOR® will market your home, provide you with the comps, educate you on the market and represent you and your property in the very best light. They know the market, the area and will be able to get you the most for your property.

If your property is not getting showings, then you may be over priced for the market, your neighborhood or the type of property you are offered for sale. The price you list your home for should be competitive to others like it on the market. With the huge inventory all of Central Oregon is seeing right now, your home has to be priced perfectly and your home has to be the best one to choose from.

 If you have tied your REALTORS® hands by placing a listing price that reflects what you need to obtain or what you want to obtain from the sale of your home chances are you are over priced. Even the best agent out there cannot bring you an offer on a home that is over priced in the market today. Buyer's have a lot to choose from. Although the list price to sales price ratio is still good in Central Oregon the homes that have sold are the homes that are priced correctly.

I have heard many people talking about how their agent does not do this or that and the seller are blaming the REALTOR® for not bringing an offer. In the market today, it takes more than just a great agent it takes a seller that understands a property value and sales price and can set aside their own pipe dream.

As a Central Oregon Broker, I love to work with sellers and buyers. However, I am finding that having the seller blame me for their home not selling when they are $30,000 to $50,000 over priced to be a waste of the seller's time.

Even a great agent can not get a buyer to want your home when it is overprice when the one down the street is $50,000 less. If you truly want to sell your home, you have to be willing to keep your home priced with your competition, ready to show and willing to negotiate right down to the wire.

 The REALTOR® is there to guide you, to work for you but it takes your wiliness to be reasonable on your price. Pricing your property with the market and not above the market is the biggest help you can give to your REALTOR®. If you want to get your property sold, then I suggest listening to the person you hired, they are the expert. You hired them to sell your home and should expect great things from them, but your home has got to be in show condition and priced accordingly for them to do their job. If you are unrealistic on your price you will most likely be disappointed with any agent.

I am a REALTOR® that works hard to represent my sellers and their properties, but I am not a miracle worker. I can not find buyers that are willing to over pay when the media is full of information about the market being slow, interest rates and financing issues galore. All of these things affect the market, and when you are over priced on top of this your property will most likely sit until it expires no matter what I do to get in out to the buyers. Stop being unrealistic and blaming your REALTOR® for your home not selling, there are likely 20 other properties like yours. Have you priced your home according to what you would like to receive or what the market supports?

If you are not the best deal for a buyer, chances are you will sit and your listing will become stagnant unless you lower your price and spruce up your property. Thesa, Well said my friend. I am a buyers agent and I hear it from sellers over and over again that their agent is not doing a good job and I usually tell them: I don't think it's your agents flat. That gets them thinking.

Thesa, GREAT POST!!  I am to the point where I would rather just walk from an overpriced listing and have!!  What a home is worth is what other homes in the neighborhood are selling for and even if you do get a contract chances are it won't appraise.

Your last line says it all Thesa!  Well put, I try to treat my business the same.  I love that you are so motivated and passionate about this business.

Great information Thesa!  I love the outline of what can be expected!  If expectations are clear, there is mcuh less room for disappointment!

All the blame can't be placed on the sellers... Due to all the media hype some buyers expect to purchase at unrealistically low prices...

Thesa, this is awesome! I love the way you just tell it like it is. It conveys a message that says you're confident in your skills and abilities and don't have time to waste with people who are going to blame you, when they don't take your advice.

Excellent post!  Many times they don't understand that I won't push their home to a buyer that is buying $20K below their price.  I've also had buyers who felt like I should be a real estate attorney.

Thesa.....   so many excellent points. Especially the media...  but it takes a good realtor as yourself to educate the seller or buyer, letting them know what can be achieved, and being creative at times. But most of all, just being upfront and honest with them and explaining things....  not just being a yes person. Good post.

Thesa - great words of advice! Sellers and buyers are opposite ends of the spectrum right now and education is key!

Mana - I hope your leg is doing better - you should read Chris Griffin's post about this - I found it after I wrote this - I love the take she has - she tells the seller to fire her - refers them to another agent - that way they blame the other agent and not her.  I thought it was great!

Leah - even if you educate them, outline they still blame you... but - it is what it is and sometimes taking the blame in the short run makes them get it in the long run.

Dan - Oh I agree - this was written about the seller with unrealistic views - by no means am I saying they are all like that.

Excellent points Thesa!!  Everyone would like to sell for top dollar...but what's it really worth?!?!

Thesa, this is an amazing post.  Some sellers just really don't understand.  I took a price reduction last Friday that was needed a few months ago.  Great job explaining the argument of pricing homes and explaining that know matter who we are..we can't do miracles.

Your market in Central Oregon sounds tough right now.  Listing a home for more than the market price doesn't help anyone - I learned that the hard way and am no longer interested in overpriced listings.

Stephanie - this was based on a seller I currently have that keeps telling me they love me but they can not lower the price that they have to get X$$$ and it is not going to happen - I used Chris Griffen's logic and am trying to get them to switch agents :o)

Rita - it is tough in some places and over pricing is a huge part of it along with a ton of inventory.
