Northern Colorado ReSale Market Starting to Turn Postive!

Northern Colorado resale market is changing.

With seven months down, the Loveland resale market is at equal to last year. Fort Collins is seeing an 8% increase, Greeley is now only seeing a 4% decrease, and Windsor an 8% increase over last year.

The new construction market on the other hand is still on shaky ground. All market areas have a long way to go. Some of this can be contributed to the time it takes to build a home. Demand may be up, however it will take approx 6 months to close making our reporting lag somewhat.

If we still see the same trend next month, then the worst could be over for Northern Colorado. Despite the gloom and doom you hear in the national news, Northern Colorado real estate market is normally out of phase with the rest of the country and will see improvement a lot sooner.

My wife and I love to visit Colorado.  We enjoy the Loveland area and usually stay in Estes Park.  My goal is to buy a second home their someday.... Make that very soon.

Rob,

 I agree with you.  The Northern Colorado market is out of phase with the country and 2007 has been much more active than 2006.  There has been significant investment in the local infrastructure for growth - and our national population is still growing.

Fort Collins is listed as one of the best places in the country to live and Loveland as one of the best places to retire. 

As a local home inspector doing an over 10 inspections a week, about a 1/3 are reallocation clients.

I just wanted to give you all an update on our market here in Northern Colorado we are still seeing improvemnt over last year. Currently Fort Collins is at 6% ahead of last year, Loveland is 1.5% down and Greeley is 1% down. Clearly Northern Colorado is getting rady for a turn around.
