In my opinion if you don't have to sell than you should not be on the market. There are way too many homes for sale at this time. With added homes on the market it will only drive the price down further. The old supply demand theory.

Your supply & demand is definitely different than Marin County. How many months supply do you have? We have less than 2 in some areas. Might have to blog about that!
Oh Gingerwe have much more than 2 months. In Sacramento County there were over 10,000 homes for sale with only 775 homes sold. Not a good situation. Yolo County is not as bad. Placer County with 2,799 homes for sale and only 315 sold AND El Dorado County with 916 homes for sale and 64 sold, you get the idea...that's why I continually say to Sellers, "if you don't have to sell then don't."
The Valley is definitely different from Marin County...way too much new building has gone here.
Ginger I wish we had only two months supply, I think most markets are more in line with Gena's; too much inventory.
