To Clear the Air on Mortgage's

Ok has everyone had enough bad news about the Mortgage Industry especially in Florida? I know I have had it...Thankfully, I am a Mortgage Broker in Palm Beach Gardens and my phone and e-mail keeps sending me clients.

Everyone I meet lately keeps saying how sorry they are because we have no programs left for the home buyer. WHAT?!?! So I did a little research with some of my lenders that I use.. (One of the advantages of using a broker...Sorry I had to get a plug in)

These are just some of the programs that are available

  • 100% Financing
  • 640 FICO STATED up to 90%LTV on a Purchase (Self-Employed)
  • 580 FICO STATED on Self Employed Borrowers
  • For Self-Employed Borrowers..Business Bank statements can count for Proof of Income (at 75%)
  • Great Programs for Teachers, Police, Fireman and Nurses
  • I have Stated W-2 Wage Earners back (This is designed for Bartenders, Waitress, etc...)
  • Rates on these loans have started to drop
  • 3-5 Fixed Option Pick-A-Payment loan up to a 90%LTV Stated and 95%LTV Full-Doc..(Not for everyone)

With the way the market is right now and having these programs available why would people wait? I guess misery loves company. I know after speaking to some of my account executives I am more excited now that I have been in weeks.

Jason, My pleasure, I totally agree with you about Kate's statement. She hit the nail on the head!

Matthew,   A good post, lots of positive information.  I like that in a person!  Now we need you offering loans in Maryland and Virginia.  I agree with Kate, this market will "separate the men from the boys" (no exclusion meant, Kate...."and the women from the girls"). 

Pat, Nice cover..:-)  I am licensed in Florida and to be honest I really enjoy meeting my clients face to face. I do have the ability in some cases to go outside of Florida but since laws and programs change from state to state I prefer to refer them out to other more qualifed Mortgage Professionals in those areas.  Thank you though.

Something good must be happening somewhere, My agents are keeping me busy and they aren't cash deals!

Matthew - Great post!  There are great programs available and NOW is the time to check them out!  I ran 5 loans DU today, only one was a little issue.... approvals are being handed out!
