
Bay Colony Shores is a single-family subdivision located directly east of the high-rise Trieste and across the street from Vizcaya in Bay Colony, the most prestigious subdivision in Pelican bay. There are a total of 66 magnificent homesites located in Bay Colony Shores with a total of 65 estates in existence at this time. These properties range in size from 3,080 square feet of living space to nearly 10,000 square feet of livings space. Completion of construction on the first homes started in 1990 while new homes are taking the place of some of the originals as we speak. Currently there are just a few homes under construction and I believe we will continue to see a trend of original properties being torn down and newer homes taking their place as well as full remodels being conducted. All homesites feature either a lake, preserve or landscaped views.
Rental policies are strict but most Bay Colony Shores homeowners do not consider renting their units as a personal option. Both a Bay Colony Association membership and Pelican Bay Association membership are required which means all of the Pelican Bay and Bay Colony amenities are available with the exception of golf which can be purchased for an additional price. There are currently 4 homes available on the active market but I recently previewed a 5th home which is currently a pocket listings. Although I personally would not consider any of these homes ready to move into at this time (I would want to do some updating), I believe there is excellent potential. Something to point out to any builder or investors is the fact that now is the perfect time to purchase a property in Bay Colony with the thought of doing a tear-down and rebuilding or possibly orchestrating an exquisite remodel. There are three of the 5 that are perfect for this opportunity right now.
My favorite property currently listed in Bay Colony belongs to:
364 Colony Drive- It's listed for $5,595,000 and offers some absolutely outstanding elements. Word of caution, unless you like pickled wood, you too might find yourself wanting to remodel but it is for sure hands down without a doubt the house with the absolute best floor plan and priced extremely well. If you like big closets and kitchen with excellent storage you will LOVE this property. The floor-plan is set up like a courtyard style layout even though it's on a lake, it wasn't necessarily utilized that way. I like the set up myself.
Most updated and least to do on remodeling belongs to:
379 Sedgwick Ct. - Again, I'm sure many people could move right in. I personally prefer less wallpaper but the house has some great character, it's located at the end of the cul de sac which is excellent for privacy and has a pretty lake view.
Most interesting Opportunity belongs to:
391 Colony Drive - This one sits on 3 lots. There was talk by another buyer that they would tear down the existing house and build three spec homes all with lake views. I would love the opportunity to see if this can be done. If so it might be an outstanding opportunity for a builder since the majority of these homes were built in the early 90's and many are showing their age. 3 new homes with 3 fresh designs might be an excellent way to make some great money. They'd be cheaper to build and cheaper to market than just doing one at a time if you knew what you were doing. This is the kind of project that makes my mouth water. SO MUCH FUN!!!
