Pricing to sell... and still make a profit

Asking price affects whether you will profit from the sale of your home, how much you will profit, and the amount of time your home will stay on the market.  Knowledge from your agent will be invaluable in determining what is selling, or not selling, and can help you reach an asking price.  The purpose is to reach a price that the market will bear, but you wont be leaving money on the table.

Something to think about...  Time.  Time is a big factor in real estate, among many others.  Studies show that the longer a house stays on the market, the less likely it is to sell for the original asking price.  So, if your goal is to make money, think about a price that will promote buyer activity.

Value vs Cost.  Do not confuse the two.  In other words, how much you value your home versus what buyers are willing to pay for it. Don't place too much emphasis on home improvements, buyers may not have your same taste.

Keep it simple.  Time is of the essence, make it easier for the buyers.  Allow for flexible showing times and avoid, if possible, adding contingencies to contracts.
