Brea ~ California 92821 and 92823 ~ Real Estate Market Update for August 2007

The City of Brea is a community with a balance of residential housing, business and commercial properties. The City is well know for excellence in education. The schools have been a strong draw for residents in our community.

Current city population is approximately 40,000 residents. Median price is the city is in the low $700,000 price range.

The real estate market report for sales/market activity for August 2007 is as follows:

Single family homes ~ Pricing in the city ranges from $495,000 for a 2 bedroom, 1 bath home of 932 square feet to an upper end price of $1,530, 5 bedrooms and 5 baths, 4,000 square feet.315,000 for a 1 bedroom 1 bath to an upper end of $537,000 for

Condominium/town-home ~ Pricing currently begins at $315,000 for a 1 bedroom 1 bath to an upper end of $537,000 for 1,800 square feet.

Single family activity for August:

  • 152 re-sale homes currently for sale in the city, up only slightly from the prior month of July.
  • 8 homes sold and currently in escrow, down considerably from 22 in July, and 17 in June.
  • 23 homes closed escrow in September, higher than prior months of 15 for June and July.
  • 31 homes were taken off the market, or listings expired or withdrawn for the month slightly fewer than July.

Condominium activity for August:

  • 28 condo/town-homes currently for sale, up slightly from prior month.
  • 2 properties sold and are currently in escrow, down from 5 in July and 7 in June.
  • 4 properties closed escrow, compared to 6 in July and 4 in June.
  • 6 condos/town-homes were taken off the market, withdrawn or cancelled listings for the month.

The majority of Brea homes are priced from the low $700,000 price range to the upper $800,000 range. Currently there are 20 homes in our city in excess of $1,000.000.

Lynda, I thought your average price might be higher....it isn't as bad as I have always heard CA prices were.   Maybe they used to be higher!

Your market seems like it's still moving along. I have come to the realization that every area is different right now. I aurely am going to keep a positive attitude and just keep using my chameleon abilities to just go with the flow :) Have a good night Lynda!

Hi Joanne~ Actually no, I'm in a middle-of-the road community compared to others. We're in a nice family oriented community. Brea is where I raised my kids. We have two median prices in the city, that is depending on your zip code. Most of the city has a median price of $695,000 and then the "newer" part of town has a media price of $900,000. Brea has newer construction in the east, a smaller portion of the city yet, with much higher prices, newer/larger homes. Thank you Joanne for the comment.

Sally ~ Hey Sally so good hearing from you, and yes like most areas our city is slower right now compared to the past few years. Yet those years were like the wild-wild-west. Bottom line, I still feel like things are different, yet still pretty good.

Lynda, Looks like Brea's real estate market is just as unpredictable as the rest of California.

Lynda-Looks like your market trends are similar to South OC.  While things have slowed down, homes are still selling and there are still people out there who need to buy.  Love the way you present the stats.  Brea is such a wonderful place to live and work.  You are a wonderful example of Brea hospitality and charm.  Thanks for contnuing to raise the bar for all Real Estate professionals.

$500k for a 2 bedroom? haha...different markets but I still can't help but be in a little bit of awe when I see those. a $500,000 home around these parts are quite large and very nice :)
