MARKET MOVEMENT - HOW TO ATTRACT BUYERS IN A WEAK MARKET?

over the last few weeks we have seen a renewed interest in our listed properties here in Utah. 

it was werid - there was little activity for a good few weeks and then all of a suddent things heated up again and we were getting excited when they went all quiet again

this spike in activity seemed to co-incide with the fed's drop in interest rates - but things seemed to have slumped back down again.

any comments - what have you found in your markets and wnat is working to attact buyers to your listings??

we have been very active in our interest marketing efforts

we have also been very active in mailers to our client base trying to find buyers

we have been working our referral systems harder than usual

we have tried everything we can think of - and it would seem that nothing is getting us increased interest

this is my first time in a weak market and i need all the help i can muster - please let us and everybody else benefit from your ideas and experience
