Staging your way to a great Visual Tour.....

We completed a staging in Huger SC today.  The property is new construction.  Prior to staging the agents (who actually are friends of mine & have never used me for vacant properties) paid for a visual tour.  Here is a link to that tour...  http://www.visualtour.com/shownp.asp?sk=16&t=1225069

Tonight, after staging, I completed a RES.  I use these to show the potential of staging to my clients & regularly send them to potential clients rather than before & afters.  I feel they really give more of a feel of the home & what you are trying to sell.

Now the question is after reviewing both tours, which one would make you want to view the home in person?  I personally believe staging works when the home is properly promoted by the agent, which includes updated photos & visual tours or RES.  When this element is not done, the staging rarely actually works.  You do afterall need to get the clients through the front door before they'll buy it! 

This particular staging cost the builder $1800 for 3 months furniture rental, staging & delivery fees.  My company owned all the furniture.
