Did I Make A Difference???

I read an article from the Salt Lake Tribune today and thought that it may have missed some key real estate facts.  So I did some research and found some good information.  I don't usually do this, in fact never have, but I wrote the news person an email with all of the information I found, with hopes that some things could be cleared up and/or some questions asked.  Below is a link to the article and the email I sent.  I really want to hear your comments on this.  Is this something we should do on a more regular basis?  Have you done something similar? The Article:  Draper Cracks Down On Homeowners Encroaching On City-Owned Land by Steve Gehrke

Steve,

After reading your article on Draper residents encroaching onto city
land, I decided to do some research.  I think this is prudent
information and should be noted.  I of course do not have all of the
information on all of the properties that are encroaching, but I
thought I would use the property in the picture as an example.  After
doing my research I found that it may not be just be the homeowners at
fault in this situation.

The property in question lies in the Pheasant Hills subdivision.  If
you look at the tax data (attached to this email) you will see that it
sits on 4.41 acres, quite a chunk of land for one homeowner to simply
encroach upon without notice.  In the tax data it also states each
structure and the effective year that they were built.  It sounds to
me like Draper City knew of the structures and the encroachment.

Currently there is one active listing in the neighborhood (also
attached to this email).  The listing states that there is a community
pool, tennis court, and basketball court.  The listing also states
that the residents pay a $40/mo. home owners association bill.  That
sounds about right to me for the upkeep on this parcel.  I would
assume that the homeowners think that this is just a part of the
neighborhood.  Did the original developer add this?  Did Draper City
approve this?  Did the homeowners come together to do this and then
form the association?

A big issue I see is that even if it is "common space" for the
neighborhood then Draper City should not own the land, the homeowners
association should.  They should be paying taxes on a tax assessed
value of $855,540.

Just to note, I am a Draper resident but I do not know any of the home
owners in this subdivision.  I saw some pretty harsh comments about
Draper residents and thought I would investigate a little further.
Although I'm sure some of them are willfully encroaching, I think it's
important to have some solid facts pertaining to this story.  I am
making some assumptions with the information I have, but I think with
the information I have provided, you can follow up with some great
questions to key people.
