September proved to be typical. With school starting, new schedules to accomodate and people trying to squeeze in the last days of summer, sales slowed this month.
I have noticed a larger percentage of new homes being sold as builders are also feeling the pinch of slower sales and have offered incentives.
My websites experience a steady stream of buyers signing up to search for homes. Buyers do seem to be taking a bit longer to make a decision, but...............they are out there looking.

Paula - What great info on the Indy Real Estate Market - we've seen the same thing here too - builders are making deals, feeling the squeeze of the "buyers market"
Paula, I think you have provided far more information than any other real estate monthly market report I have seen on AR. Great job.
Paula - You're town has the "Back to School" syndrome too? We're feeling it here...but it's not as bad as the media would like to portray. This is a really great tool for the people in Avon, IN.
Paula, I'd love some advice on how to get our numbers so well presented. Mine come out uneven- GREAT REPORT- easy to understand, contains all that people care about- love it!
Paula--I see that you have agents putting minimal information in too...Nice to throw off all the stats isn't it? Like someone really will by a home with 0 finished square ft and 0 bathrooms for $67K! The chart looks great...Good information for anyone buying in Indiana!

Paula - The same is happening in my market place, the buyers are out there but really taking their time.
I have also read several post regarding the impact the deep discount in new construction is having on the market. It is much better that they get sold than go to foreclosure.

Paula, as always a great market report on the Avon area. Our builders here are offering a lot of incentives also, I have had several calls today from new home sales people telling me what specials they were offering.
Cyndee: It is tough to compete with buyer incentives, with their deep pockets.
Thanks Mana -It is MLS info and I think it needs tweaked. It is very general and I am working on a different presentation.
Susie - Yeah, the Back to school syndrome - happens every year!
Laurie - Thanks! I don't know, I just copy and paste from the Board data. I am looking into a different presentation, maybe a different breakdown, by price.
Teri - Exactly why I want to find a better way to provide more relevant info. Agents who put in no info do skew the results and the information is only as good as the data we input.
JoAnne - Thanks! They are fairly easy for me, since I can copy and paste the info. My website is doing well and the leads are fairly good. I am working my outside blogs more so I can decrease the cost of pay-per-click.
Jennifer - Thanks! I am quite happy with my site, however, I haven't found a way for it to get buyers off the fence:)
Marchel - It's good they are calling you, hopefully you will have the buyer. It doesn't help the sellers out there though.

It is interesting that the PENDING listings have a lower number of days on market and have a lower average list price. Looks like there may be some overpriced listings in Indy. I am getting contacts but a lot of them aren't moving for a few months yet.
Rita - The pendings are the ones which are priced right and presented well for the market. Makes sense!
