Beware of wolves in big yellow HummersDon't get me wrong, I have nothing against yellow hummers. But my seller had an experience yesterday that warranted this post title. My seller lives in a difficult area where homes are not selling like we would like them to. Just about every seller in this neighborhood that I know of has had to drop their price at least once. Unfortunately, there are wolves out there who drive through the neighborhood looking for sellers who may be out of doors, like mine was yesterday, to play on their emotions by telling them that they noticed the home has dropped in price recently but they can offer more than the home's asking price. They then say that they couldn't pay it all right now, so the seller will just have to accept some earnest money in the mean time. Whatever their intentions were, they still haven't contacted me to make this so called full price offer. Luckily my seller is educated, and she quickly got rid of the wolf. She says if they come back again, she will tell them to contact her agent. I think it is important though, that our sellers be educated as to what kinds of things they might run into while their home is on the market. We never know who will come knocking at their door, so it's best they be prepared. |
