Here is a snapshot of the current Hagerstown MD Real Estate housing market.

As of the 8/11/07 there are 1105 current residential active listings in Hagerstown (zip codes 21740 & 21742). Currently 93 of the 1105 homes are under contract which is only slightly over 8.4% of the total listed homes.

The breakdown of the price ranges looks as follows:

• $100K and under- 41 Homes  
• $100-150K- 127
• $150-200K- 227
• $200-250K- 233
• $250-300K- 147
• $300-350K- 96
• $350-400K- 74
• $400-500K-89
• $500+- 71

Of the 1105 listings, 290 have been on the market 180+ days and 359 total at 90-179 days. This reflects over half that have been listed for over 3 months and still shows that sellers need to get those prices down to be competitive or risk a long period on the market.

The breakdown of sold homes during the following month in the last 3 years:

This clearly shows we are not near the sales that we were at in 2005 and we are down from 2006 also.
