Is a Home Stager necessary?

Not Necessarily.......

Sorry to be so non-committal but it is true. I have been fortunate in representing sellers who not only have lovely homes but they have good taste. These sellers do not need a Stager. Your Realtor may have some minor suggestions which can make a home marketable from a buyer's view.

I have also represented Sellers whose homes needed so much work that the best approach was to have them get the house clean but it would be too expensive and not practical to spend major resources. Often times these homes are marketed "as is". The price will reflect the condition.

With a home which is empty I have found spending money on a Stager is worth while. It will give a buyer a better sense of how the rooms can be used. Sometimes buyers have difficulty visualizing an empty house.

I hade one listing. It was a contemporary where the Living Room and Dining Room were combined. My seller decorated the room to be a living room and generally used the eat in kitchen for family meals. On holidays furniture would be rearranged to utilize the large Living/Dining room as a Dining Room. The objection I constantly got was "this house is great but it doesn't have a Dining Room. I hired a Stager who rearranged the furniture in the Living Room/Dining Room to create a clear Dining Room. It did the trick and the house sold shortly after that.

I had one listing that by the time I was called in they had already hired a stager. It was done in a very natural way. I only found out about the Stager when he showed up at my first Open House. He showed me before and after pictures. My sellers home schooled their children so the house was geared to that type of living. The Stager made the house and furnishings consistent with the style of the house and the upscale neighborhood. Everyone who viewed this house commented on the decor and made my job a lot easier.

So the answer is a very individual one. As a Realtor I often times suggest my seller consult with a Stager (I offer to pay for it in some cases). The cost of the consultation varies . If there is a charge it is generally credited if you hire the stager. I hope this shed a little light on when it is appropriate to use a Stagger. Here are general services of

Thinking of Selling Your Home?

Staging Strategy Report (SSR)

This is an exclusive detailed report with recommendations on what homeowners need to do to prepare their property from curb-to-closet for a faster and better sale. The SSR includes photos with handwritten notes of trouble spots. The report is a great tool for real estate agents/brokers to offer their clients to assist in the marketing of the property. It is beneficial to both home sellers and their agent to have an independent professional examine the property to offer a staging strategy that will help appeal to the broadest range of buyers. There is a flat fee for this service and after the in-depth walk through of the property, the SSR is delivered within 3-5 business days.
