For those of you who have seen my recent posts on this subject will know that we have been at about 47.000 single family homes listed in Arizona. This is not counting New Homes, Condos, Townhomes, or FSBO's for that matter.
The number that I got when I ran the comps just couple of minutes ago is 47,951. When I ran it about 20 minutes ago there 47,949. Then two more went up. WOW. I think by tomorrow we will hit the 48,000 mark. As you can see people still want to sell there homes. "List to Last", that's what I have heard and I try to live by in my career.
Last month we sold over 3,000 homes. So people are still buying. It is probably about 1/2 of what was selling a year or two ago, but that's not too bad a number. It could be worse. The good news is that buyers have plenty of homes to choose from and great prices. And with interest rates lower, makes today's buyers have an advantage when the market bounces back.
In closing, It may look grim, and if you listen to the media it may sound more grim, but things are not that bad. I once heard that 20% of Agents who do 80% of the deals, if that is true they must be doing great. I aim to be part of those numbers.
