Before & After: Staging an Occupied Home in Portland OR

A savvy Portland couple knew that hiring us to stage their occupied home prior to listing it would make it more appealing to potential buyers who viewed it in the online listing photos and in person. This home was a pleasure to stage because the existing furnishings were lovely ... it just lacked, in the homeowner's own words, "that WOW factor" (guess she's been watching HGTV!) My goal was to bring in just the right accessories and to use what they already had in creative ways. The sellers gave us free reign to use anything we wanted, wherever we wanted.

Here's the living room BEFORE staging -- too much furniture, with a weak focal point:

We helped the homeowner select a new sofa and then removed the extra furniture that was distracting us from one of the main features of this room ~ an amazing view over the Portland neighborhood of Mt. Tabor towards Mt. Hood. Here's the AFTER photo of the living room:

We re-purposed several pieces of furniture from other rooms of the house and added our accessories, trees, the canvas print above the sofa, etc. Adding color was important to give needed warmth to the room. The sellers were happy with the transformation and hope that potential buyers will be as well when this property hits the market!

What a nice transformation!  I like the branch on the mantle that they had... was it real or something fake?

Nice and bright now, before the colors were all too close. The punch of color and the added attraction to the mantle too.! Your work is always worth watching.

Great work Maureen!  The room now flows with grace and warmth!  It's a delight when you stumble upon that savvy seller that works with you instead of against you, isn't it?

Maureen, I love the artwork above the sofa!  Is that part of your inventory!  This really opened it up and brought life to the space!  Way to Stage!

Maureen, that room looked pretty good to begin with, but you did give the WOW the homeowner was looking for.  WOW!

Judy ~ the branch over the mantle was screwed in so we decided to keep it....it was unique and seemed to play off the tree branches in the canvas print I added over the sofa.  The branch is from Pottery Barn and is made of metal.

Karen ~ You're so right, when our clients give us free reign to be creative it's a stager's dream....and this client was indeed a dream to work with. It's difficult when you're still living in the house and used to having things one way...and now they're all moved around...but hopefully they'll have a quick sale and the minor inconvenience will be worth it! 

Marci ~ Yes, that canvas print is a recent addition to my inventory and it seemed to be a perfect fit for this room, and allowed us to continue to use a small punch of red throughout the room too.  Thanks for commenting!

Terry ~ Thank you!  The homeowner did seem pretty pleased -- enough so that she asked if we would come to their new home and give it our "magic" to make it more appealing for the family ~ I love when that happens!

Woo hoo, move-in services!!!!  I like the sound of that!

Terry ~ Me too!!  It's a great feeling to know that you've earned your clients' trust isn't it?  And "move in staging" is fun in that you can ask the client what THEY like and make the most of their things without having to provide inventory....I'd like more of that kind of business as it's so much FUN.

What a beautiful room. It just goes to prove that less is more! It is interesting that the client would go for buying new furniture for staging. Don't you just love it when you get a client like that?!

I don't know how I missed this the first time it went around, but I am sure glad Deborah found it and brought it back up. Maureen, I just love your style and the clean, restful look that your rooms have.

Deborah ~ Thanks for stopping by....this client was so nice to work with since she was willing to do whatever it takes to make her home more appealing to her target buyer.  They were ready for a new sofa and knew that buying one now, before they move, was a smart decision.

Kathy ~ Thank you so much for your kind remarks.  I follow the "less is more" philosophy since I believe that the home itself, rather than the furnishings, should be the "star" when it comes to staging.  In this case, we were working with what the homeowner already had, just re-positioning things and adding our accessories as needed.

Hi Maureen, That looks so nice.  The fireplace got so lost---now it has a chance to shine!  Love the colors you introduced...just enough!

Thanks Abby for commenting.  We did want to add some color to this previously monochromatic room -- which was nice for living in, but didn't offer enough "pop" for selling.
