Dear Mr. & Mrs. Frustrated Seller, From Mr. & Mrs. Scared To Death Buyer

Dear Mr. & Mrs. Frustrated Seller,

As you may or may not be aware, we are currently in a depreciating market.  Some might even call it a "Buyer's Market".  Call it what you want,  I'd just like you to know that it's not a cake walk out here on the Buyer's side any more than it is on the Seller's. 

I know the pressure & stress you are experiencing.  It was like the time we were in a "Seller's Market" and I was pressured into buying a home at or ABOVE list price. The time when Buyer's were ultimately forced to choose a home after only seeing 1,2 or maybe 3 homes.  Multiple offers were the norm, not the exception.  It was a competitive world out there.  Remember those days??

As a Buyer, I had to be a visionary & project the future.  The market was appreciating & I couldn't possibly pass up the opportunity to own my little piece of the American Dream now could I?  Everyone said, "just look to the future"!  Prices are going UP & gosh, if I don't buy "NOW" - I just might get priced right out of the market. 

So here we are just a few short years later.  Now supposedly we are in a "Buyer's Market".  Big Flippin' Deal!  The pressure is put right back on the Buyer AGAIN!  It is my responsibility to project the trend.  I have to assume the risk of the market continuing this spiral decline.  But... As long as I'm not planning to "FLIP" the property anytime soon, I "SHOULD" be fine, right?  RIGHT!!

Well Mr. & Mrs. Seller,  I guess what I'm trying to say is this... I realize your equity is evaporating before your very eyes and I can empathize with your dilemma, I really can.  But at what point do I (as the Buyer) get to look out  for my own financial well being without being ridiculed or accused of trying to "STEAL" your home? 

If I write you an offer that offends you, please accept my apology in advance.  Remember you always have 3 choices.  You can "ACCEPT" my offer, "REJECT" my offer or "COUNTER" my offer with terms more suitable to your goals and objectives.

Although there are probably THOUSANDS of homes JUST LIKE YOURS, I'm obviously choosing your home for a reason.  Contrary to what you might believe, I'm honestly not trying to kick you while you're down.

At the end of the day, our stress levels are probably quite similar. All I'm suggesting is that we open the lines of communication in an effort to come to a mutually beneficial decision.
