    I think a common misconception in real estate is that all the deals are in foreclosures.  Now don't get me wrong I think you can find an absolute steal with a foreclosure, but foreclosures in general are fixer uppers.  Let me introduce you to the pre-foreclosure market.  Great houses, great prices, and motivated sellers what more could you ask for?

    First of all there are more pre-foreclosures on the market (Utah) than there are foreclosures.  So the chances of finding the house you want in the area you want is a lot higher.  Also, the majority of these houses are in great condition.  In fact many of them haven't even been lived in as many smaller local builders are going under.  So what a great way to get the house you want, for the price you want, all while helping someone in your community out of a bad situation.
