The question all sellers have is "How much is my house worth"? To determine the value of your home you have a few options. The first option is to contact a local real estate agent and have them help you determine the value of your house. Most agents will do this at no cost. One problem here is once they determine you are selling your house for sale by owner you will get phone calls from them trying every thing they know of to try and get your listing.
Another option is to contact a local appraiser and have them complete an appraisal on your house. This may cost a few hundred dollars but you will have a more accurate value as to what your house is worth. One thing to keep in mind is the buyer's lender will have an appraisal done on the house before they will loan the money to that buyer. So it is a good idea do have your own appraisal done.
Once you know what your house is worth it is important you price your house correctly. Having an over priced home will cost you money. Buyers are aware of what homes in your area are listed for and what they are selling for. Therefore, many buyers will walk away from a house that is over priced. It makes no sense to pay money and advertise an over priced house.
