Hawaii Condo Sales - The Real Scoop !

North Kona, better known as West Hawaii, (still scratching my head on that one) which includes the towns of Kailua Kona, Keauhou, Kainaliu, and the resorts at Hualalai. (Not confused yet - keep reading) Condo Sales - where are they at? Here are the numbers according to - Hawaii Information Service - (our local MLS)

Number of sales for the Month of - October - 2000 - 2007

2007 = 19 sales, / $8,708,806. Dollar amounts / $420,000. Median Sales Price

2006 = 33 Sales / $13,520,255. Dollar Volume / $409,173. Median Sales Price

2005 = 54 Sales / $26,120,833. Dollar Volume / $469,830. Median Sales Price

2004 = 49 Sales / $16,072,350. Dollar Volume / $331,000. Median Sales Price

2003 = 54 Sales / $12,413,737. Dollar Volume / $225,000. Median Sales Price

2002 = 57 Sales / $11,284,500. Dollar Volume / $185,000. Median Sales Price

2001 = 41 Sales / $6,793,000. Dollar Volume / $145,000. Median Sales Price

2000 = 29 Sales / $4,442,350. Dollar Volume / $139,000. Median Sales Price

"If I only would have bought back in 2000" - Our office sits in the lobby of an Oceanfront Hotel/Resort - (I could throw a seashell into the ocean from my front doorJ) and I hear that all the time - Our typical client, has been vacationing in Hawaii for years, has spent the last few years in Kona, fallen in love with the lifestyle here, and have finally made the decision to call this their home - or at least there second home. So we get a lot of that. t

I go to - caravan - quite often, and I hear people talking about how bad the market is - I'll bet you 80% or more of the agents have no idea the median sales price is up over last year, and it's the second highest its ever been! I just don't get it? Median Prices are up, condos are still selling, and this is my best year ever in sales! HAWAII I Love you!

The good news is, you can use these numbers to help in your negotiating - no matter what side of the table you're on. So if you need an agent that is knowledgeable about the market, knowledgeable about the area, and just basically a nice guy(at least my Son thinks so).
