"It's the Holiday Season.... so please take my house off the market"

 PLEASE do not make this mistake.... there are many, many reasons that the holiday's are the all time BEST time to market your home! Do not think that you will be bothered constantly by buyer's wanting to interrupt your family celebrations. Chances are that when you are doing your celebrating, so are most other people. And if a buyer wants to schedule at an inopportune time, they will most definitely understand and re-schedule for a better time. But, the reasons you want to keep looking for the buyer far outweigh the reasons that you think you should take your home off of the market!

1. There are far less homes on the market in the winter, so there is far less competition. Less competition is great for any seller, it could mean more money in your pocket!!

2. Your home never looks as cozy and warm then when it is decorated for the holidays! You have beautiful ornamental decorations in every corner that makes your home more attractive to any home buyer!

3. Buyers who are taking the time out of their schedule to look at houses during the holidays are the most serious buyers that you will find. No one, but, no one will be looking at your home just to get decorating ideas or to see what's out there.

4. Many buyers need to buy before the end of the year to absorb some tax burden that was created during the year. This is a necessity for these buyers!

5. Many large companies make job transfers a must in January. This floods the market with buyers every year during the holidays, and they need to make a quick decision. If your home is not listed, you may lose that perfect buyer.

6. Many people take that much needed vacation at the end of the year. It's either use it or lose it, so many sit around at home perusing the Internet to see what's for sale, how much, and dream about where they will spend their next holiday season. There are lots of calls and inquiries during these months, stimulating lots of sales.

7. The ratio of number of homes listed for sale to number of homes sold is so much lower this time of the year that you should try and grab on to that advantage.

8. Buyers that are looking for a house and have not found the perfect place yet, will just not find your's if you take it off the market! It's just a fact, if it's not listed, it can't sell!

9. Interest rates are currently at a historic low. The government knows that housing has been fueling the economy for many years now, and since housing has taken a slump they are trying to stimulate sales. Buyers are taking advantage of these great rates, and want to find the perfect home NOW!

So, if you are thinking of taking your home off the market or just not listing until after the first of the year, you may want to re-consider! There are a lot of great reasons that you should have your house listed now!

It's funny - I always have a great November and December!  I think the holiday decor really helps warm a listing up!
