What a difference it makes when dealing with a Professional Full-Time Realtor. As a Mortgage Broker in Palm Beach Gardens, Florida (Northern Palm Beach County) I have seen clients recently, that want to take advantage of some great buys in the current market. After meeting with them and getting the clients pre-approved (a real approval) I explain how important it is to use a qualified Full-Time Realtor in this current market. Yes, you can get some fantastic deals but on the other hand experience and having the knowledge and not being a novice in the market is what counts.

My clients had informed me that they had found such a person and was very happy with their selection. I had informed them to please before making an offer that I should speak with their Realtor first because of the type of loan that they have been approved for.

Last night my phone rang, it was my clients Realtor and I have to inform you how much a difference it makes when dealing with a professional like this person was. We went into the exact details of the transaction and how it needed to be structured. I also informed what I need from our clients to ensure a clean and smooth transaction. Before we both realized it we where on the phone for 30 mins speaking about this transaction.

The purpose of this post is to educate the consumer. While I do believe that the Realtor, the Mortgage person and everyone involved in the transaction should be from different companies to help ensure a true 3rd party view of the transaction it is also important to make sure that everyone will communicate with each other. I have seen to many times when Realtors won't return the phone calls and I am quite sure that Realtors can say the same thing about Mortgage people.

So in closing, make sure when shopping for a Mortgage Professional and a Professional Realtor that they will work together to help you make a smooth transaction on your new home.

With out a doubt...the best choice is the right choice.

And vice verse Matthew.  The most rewarding transactions for my buyer clients has been when the lender they chose and I are on the same page, know the in's and out's of the transaction up front, and have good communication.  Bravo.

Knowing that you are dealing with a professional who will be looking out for the customer's best interest is so rewarding.  It takes the skill of many different professionals to bring a transaction to a close.  It's nice when they're all on the same page.

Your correct Matthew dealing with a professional mortgage broker or banker is the key to success at this time. I hate it when my clients deal with online lenders, we hold our breath until it is over. I'm sure you feel this way about working with professional Realtors, as you post indicated. Great job.

Maggie, True that is why I really like when the title company, appraiser, Mortgage and Realtor are all from different companies. This should keep any monkey business to a bare minimum.  It will also make sure everyone is on the same page.. Thanks for your comment

Being professional is an important key. Having someone who's full time also gives an extra air of comfort.

You hit the nail on the head.  Communication and professionalism between mortgage broker/loan officer and the agent is critical.  It is a huge peeve of mine when a client chooses an unresponsive loan officer...

Matt.....   what's communication?  Hand signals, will that work?  Ah, maybe that is what the last loan officer or realtor used, hence why the deal went south?  lol   Hey, nothing else to add here, because everyone commenting knows the deal.  Good post.... we need to keep clients thinking about this when shopping for both a realtor and loan officer.

In this business there are all types of people - you know - the good, the bad, and the ugly.  I agree with you that full time Realtors are a lot more savvy.

Hi Matthew - from your lips to everyone's ears!!  Full-time, professional, communicator - all so very important to having really smooth enjoyable transactions.  I'm with you about the no return phone calls from part-time people - irks the heck out of me!  And don't even get me started on the one-stop shopping - exactly WHO does that REALLY benefit???  Right!

It really does make a difference.  A coule of years ago everyone out here and their brother was a Realtor or Loan Officer and it was like gambling on weather they new what they were doing or not. 

Matt, Also, Difference is spelled wrong in your title.  I do that all the time because the spell checker does not check the title.

It certainly makes a difference when all the parties involved are full time professionals. Sore spot for me this week.  :)

Matthew, when dealing with full time professionals transactions should go smoothly and everyone is happy. Unfortunately, horror stories are still happening to unsuspecting people. Thanks for putting this post out there and trying to educate the consumer.
