Bethesda MD Real Estate >> Be Where the Buyers Are!

(BETHESDA REAL ESTATE) If over 80% of all buyers are shopping on the web, then as real estate professionals we need to be there first.  They are looking for property and are hungry for information on how to go about purchasing that property.  Eventually these buyers end up with real estate professionals to guide them through the process as evidenced by the large blue wedge in the following chart.  Almost half of the buyers who buy homes come directly through the agents.

Where do buyers come from

What Does That Mean to You as a Seller?

It means you need an agent who can be found on the Internet.  Found by buyers and found by other agents.  Because when your agent knows how to be found, he/she will know how to get your home found on the Internet.

To Get Buyers to Come In:

Your agent needs to be:

  • Using a blog to communicate up to date targeted information on market conditions and the home buying process to as wide a population as possible.
  • Syndicating listings out to a wide net of buyers through sites like: Oodle, Trulia, Realtor.com, Postlets, Backpage, Edgio, company web sites and so many more
  • Using a wide angle camera or a professional photographer to get good pictures of the home.  Buyers love homes with pictures.
  • Using a good visual tour company that captures the number of times buyers click on the tour
  • Championing your home in words!

Your home is not:

3 brms, 2bth, lr, dr, fp, imm occ.

Your home is:

If you have been looking for the perfect home to enjoy life to the fullest, this is it!  Come by today and fall in love with your new home...

(Okay so maybe that's laying it on a little thick but you get the ideaJ)

  • Using an email database to get information about new listings, open houses, or price adjustments to a wide range of buyers.
  • Using systems to get buyers who find them or the home on the Internet qualified and into homes that fit their qualifications.

The goal of all this marketing is to draw in the buyers so the product must be enticing enough to compel them to call, email or come to an open house.  Remember, you've priced it well and cleaned and neutralized it to perfection.  Well, you did, didn't you?

To Get Agents to Come In

Your agent needs to be:

  • Using the MLS system to get listings in front of buyer agents.  By the listing agent properly pricing, staging and photographing a home the buyer agents who specialize in your area see immediately the new listing and start to get that information into the hands of their buyers.
  • Using an email campaign to let buyer agents who work in that area know about the listing or its changes.  In a glut of inventory sometimes this breaks through!
  • Using networking with other agents to let them know of current or upcoming listings.  It's amazing what old fashioned gabbing will do!
  • Most important of all.... Give them a product they can sell!  Be the best on the market, offer competitive pricing and understand how they get paid.

It's a beautiful thing to see a plan come together.  Even more beautiful is the SOLD sign that goes in the front yard when we all understand how this flow works and why it takes a great listing agent who knows how to be where the buyers are!

Kay, Thanks for stopping by.  Glad you like the graphics!

It is critical to be on the web. You are so right. Other forms of marketing are quicjkly falling by the wayside..

Al, so true!

Josette - Great job on this post. Thanks for putting together this useful information in such a well laid out manner.

I disagree with the statistics that are being thrown about.  Most of them come from realtor.com or that other sites that are selling stuff.  You can't possibly believe that 100% of the buyers have an internet connection.  You would have to believe that if you believe 80% of the buyers look at houses on the internet first.  I think there is a large percentage but no where near that high.

Josette  I don't know whether 80% is the right number or not, but the number is high whichever it is and internet presence is a must with a site that provides informatio without making people "jump through hoops", Karen

Tom, thanks for stopping by!

Karen & Gene, actually from my own work, 100% of everyone I work with has already done some of their work online.  And folks I talk with at open houses verify the stats.  So in the end no matter the number the lesson is the same.  We need to be where the buyers are!  For the small percentage who don't use the Internet they've got us to help them!

Josette,

Right on.....and that is where Active Rain has come into play for me in the short time I have been on board.

Dan, that's why I'm here as well!  We all need to get better at helping buyers on line.

Great information that you have summarized well!  I do believe that the majority of the folks I work with do their homework online.  The buyer of a house we just closed, loved to look at the information I sent through the MLS.  We were in Escrow for 7 weeks and I can track how many clicks she had on the MLS site.  She looked at that listing 105 times.  The seller had only one photo on Realtor.com so this link became her cord to remembering the visuals of the house.

Love these statistics.  Thanks for sharing so much detail with us.

Jennifer, thanks!  I hadn't thought about it as a lifeline to the new home but folks do like to see and show off their new home...

 Dana, you are very welcome!

Thank you for the insightful information.  We can never hear it enough.

Andrew,  Thanks!

Melanie, so true... sometimes we just need to keep on hearing it...

Josette,

This is a great Localism post. I hope it brings you lots of business.

Andrew, thanks for stopping by!  I hope so too...

Josette,

Great graph! It breaks it down so simply to consumers! Not too mention the things that you outline in your comments that sellers need for their agents to be doing are so critical! Have a strong web presence, effective web and not web marketing as well as being solidly plugged in to the market with other agents, past clients, developers, etc is so incredibly important for sellers to evaluate in their agents today more so than they needed to in the past few years! Hope that you get a great response to your blog on Localism.com and it works! Hopefully, I will have the opportunity to work with you one day soon!

Josh, thanks for stopping by. I'm glad you liked the layout of this since it really is critical for consumers to understand how different agents can be!
