
Just how much does that additional bathroom cost? I was checking all the units for sale in Frederick on East All Saints Street. The price for units that have two bathrooms is certainly note worthy. It ranges from $4,900 to $328,750 more than the only two bedroom, one bath unit. All of the units have two bedrooms. The square footage varies............but, the difference on paper is one bathroom.
Maybe, just maybe, it isn't the bathroom. It could be that the extra bathroom is equipped with ......

Of course, If you are looking for a two bedroom condo, right smack in the middle of downtown Fredrick, in the Maxwell Place building, and you can get by with one bathroom......call me. You might save yourself anywhere from $4,900 to $328,750. Just for sport, I will throw in 52 rolls of Charmin's finest.

I see that same thing in my neck of the woods. Buyers say they don't want a one bath home and pass by excellent opportunities with plenty of square footage where they could add a bath for so little. Why pay $150,000 more for a home because it has a second bath, when adding a bath could run about $15,000?
John, this one is totally hilarious! I don't know how I missed it! Having just redone 2 of the things, it cost me a lot more than $4,900 each. My bet is that maybe there could be other factors? Like maybe a kitchen with appliances that do cooking and cleaning up for you? Or size? Or view? And it was fun to read. Gotta love the golden Charmin!
This is something I just don't get. Very often people are INSISTING on 2 Baths even when they are single or when they are a married couple and it drives the price way up and lowers the options in one shot. With prices high and listings low around here, I just don't get it. As a women, my feeling is - heck, its one LESS bathroom to clean!
Elizabeth - Sometimes buyers get lost in the forest of information provided them. It is our job to lay down the bread crumbs and then point out the forest is only trees.
Patricia - Often buyers are dazzled by what appears to be value. There are times that the aroma of cookies in the oven cause such pleasant memories that buyers overlook the age of the oven. I find it comforting to be ever mindful that I have a home to return to at the end of the day and may job is to point out what is chafe and what is grain.
Ruthmarie - You are dancing with the truth. In my market, two bathrooms are only necessary for a single person if they plan to rent the extra bedroom. Bathrooms are funny. We won't chat about what happens there and we are uncomfortable sharing the use of one with a stranger. I think our attitudes would change if they passed a law that required the removal of your shoes before using any public restroom.
