Well, I must say, if the first two business days of 2007 are any indication of how the rest of the year will be, then it is going to be an awesome year! I have been busy, busy, busy. I have been in automatic Robot mode. When I went down to my office yesterday, after ten days of relaxation, my first order of business for 2007, was to contact all 16 of my current Sellers and reevaluate their properties and what we need to do, to get them all under contract, in the next 60 days. So I spent most of the morning, yesterday and today, updating CMAs and phoning my Sellers for price reductions and co-broke increases. All were very receptive. I'm meeting with my last two, tomorrow morning. In the middle of doing this I received three offers on one of my "short sale" listings, that's three, as in multiple offers, to start the year.
This morning, I had to go into Poinciana, to look at a new listing, and while I was there, I decided to do a Poinciana photo shoot, to upload to Localism.com., so I drove around Poinciana and took 50 photos. While traveling, I listed three new properties, over the phone, from folks I had placed on hold before the Holidays.
I got back to my home office around 2:30 and had to call three more potential Sellers and turn down their business. And that brings me to the topic of this post, turning down over priced, unrealistic listings. Folks, if you are a listing Broker, like I am, the fastest route to failure is taking listings that won't sell. Never, ever, at anytime take an overpriced listing. All you will achieve by doing this is to create stress and eventually you will get a bad reputation in your market area. It's the biggest mistake you can make, if you want to have a long term, successful career in Real Estate.
So here are a few key phrases you may wish to incorporate into your listing presentation.
So folks, make one of your resolutions for 2007 be, to learn these key phrases and use them constantly. If you want to be a successful listing Broker, you must sell your listings. If you can't sell it, don't list it. It's a very simple plan and I guarantee you it works. List to sell or plan to fail!!!

If a Realtor can't Sell the listing why in the world do they want it? I will never, as in ever, understand that mentality. No one wins on an overpriced listing that has a rusted For Sale sign in the front yard. :)

BB, hello! And you look good in blue :=) I love the sentence "I am not here to tell you what your home is worth but......." I'm stealing that one! I have been crazy busy too, so we have the area between Lake Erie and the Gulf covered. I'm predicting a great 2007 for all of us, really! You have made me more of a hard nose since I came to AR (about over priced listings I mean), so I want to thank you. My challenging commecial/light industrial/residential thingy goes in the computer monday. My head is abuzz lol
The other good news, and this will be in every blog post I make for a month probably, 40 homes sold in a three mile radius of Cleveland during the month of December = and yes, I mean 2006. Now only one of those sales is mine but I'm working on that.

A very useful list! My day was a busy one so I, too, have great expectations for 2007. One thing I started doing today is taking new photos of my listings. I had a few lovely autumn shots but sadly, all the leaves are gone and the trees are bare so time for an update. And I'm getting tough on sellers as far as the interior shots. With so much inventory, buyers are weeding out listings by looking at photos on the internet - I want my houses to look better than the competition.

Helloooooooo everyone, Thanks for all the great comments. Yep being busy is a real good thing. And it is definitely time to be tough on Sellers. In my area listings are a dime a dozen so I am being real picky. Priced right, clean and easy to show or NEXT!

I like the one that was on e market for two years. I had that very conversation today. The client asked how I could say his townhouse was worth only $379,000 when his neighbor listed their for $478,000. I let him know that the highest ever sold was $379,000 and there is a big difference between asking for $478,000 and getting $478,000 for an average unit. No bank would ever give them the loan.
That is great advice. Being new to the real estate game I like to hear things that I can use to start me off on the right foot. If I don't take bad listing now I will be able to keep that a part of my business plan forever. Thank you for stopping a bad habit before it starts.

I love the line " I have been looking at the for sale sign for two years!" I want that one as a bumper sticker! I could not agree more with "Just say No" to impossible to sell properties. You will see a sign go up for sure, and it will rust in place as a lawn ornarment nicely in the YEARS to come.

Thanks again everyone for commenting. I guess the summary of this post is to make 2007 the year that we are all very honest and forceful with our Sellers when it comes to pricing. Most of the sellers I meet with, need to sell, and for me to give them "false hope", in my opinion, is about the worst thing I could possibly do. They may decide to list with someone else, at a higher price, but more times than not, they will call me back in 6 months to get their home sold. I can wait.
"I'd rather turn them down now than let them down later."
I like this one too: "If another Realtor agrees to list your house, at that price, then make sure they have a real pretty sign because you will be looking at it for a long time."
And don't forget I'm not here to tell you what your home is worth, I'm here to tell you what it will sell for = that is in my head forever thanks to you BB
Glad you like that Carole, I use it at every listing appointment. It's usually the first thing I say when getting ready to go over comps. And I make sure they undersatnd it. It helps a lot. It also keeps them from taking offense when I am telling them their house is "worth" quite a bit less than they think. I keep telling them it's not the house it's the market. They seem to get this pretty quickly. It detaches my estimate of value, from their property. I always agree with them on the worth but stay focused on the value. It's two different things.

"The roof, you put on 5 years ago, is not a new roof." That's my favorite. Why? Because it shows integrity. INTEGRITY and smarts. It aint gonna sell for more just because the seller thinks his roof is new!!! And you don't win by letting him think so, on any level! Damn this is good stuff.
How much you owe on your house and how much money you need to move, have nothing to do with the market value of your house.

Are there really 150 on market with the same floor plan? That is very scary.
Ardell, My market Poinciana Fl consist of "cookie cutter" houses. About 12,000 of them. Currently there are 1,600 active listings. So yep, 150 same floor plan is very realistic. Makes pricing very very easy:)
