This title sums up why I think 2008 is going to begin the recovery in MY housing market. Isn't it true that you are so glad that 2007 is over and that you have actually have some optimism about 2008? Can't you feel it already? You are sick and tired of being sick and tired.
Ultimately, the housing market, like the stock market, is driven by psychology. The turn around in this market won't be found by reading NAR's predictions, economists projections, or the media's "take" on the market.
Nope, this market will turn, recover, and rebound when Mr. and Mrs. Consumer becomes sick and tired of being sick and tired. I think they are there already. They are sick and tired!
Don't tell me about how bad is it in your market, mine is about the worst. Florida is one of the worst markets in the nation now holding the number 2 position for bad mortgages. And, our Bradenton - Sarastoa real estate market is the worst of the worst, recently recognized at the 7th worst market in the nation.
So what? When our Bradenton real estate market was going up 35 percent in one
year, no one was sick of that. But, NOW it's a different story. People are tired of negative news. People are fed up with being surrounded by negativity. They are sick and tired of being sick and tired.
2008? YOUR real estate market will be whatever YOU think it will be. If you think it is going to be a bad year for you, it will be. If you think it is going to be a great year for you, guess what? It will be. So, let's throw off those hospital gowns, and move confidently into a super terrific new year.

Dan, I do believe you are right, we are and the consumer is sick and tired of it all and it is psychological. The media only reinforces this.
I agree. I am very excited about 2008 as I am coming back into real estate for the new year after being out of the game in 2007.
Dan, I'm planning on focusing on the good news and making sure my sphere hears about the signs of recovery--I'm noticing an increase in inquiries, emails and calls from consumers--all good signs. They are waiting for a reason to enter the market and I believe many of them will during the first quarter of 08.
Dan-First I must say, love the graphics. You gave me a great morning laugh. Oh how very true your words are. I keep saying this, only because I feel it so deep in my heart, but this next year 2008 is going to be an amazing year. We all have to BELIEVE that and live by that every waking moment. Breathe it in and exhale it out as if it's the first breath you've taken in your infancy. And it's clear, many are "sick and tired of being sick and tired. We must take our daily injection of adrenaline (optimism) to keep up.
Very good post - I agree 100% - as an agent you work your program and it is what you make it. There are always buyers and sellers - I doubt the market will go to zero.

Hey Dan. Can we handle the truth? I heard that "an excuse is just a well-dressed lie." I suppose the numbers don't lie, but the fact that we can't do anything about those facts, well, that's a bunch of garbage. I believe our market is poised for a healthy comeback and I am so excited to be a part of that. We just had one of our best months of the year in December. Isn't that supposed to be a "slow month"? And doesn't "everyone wait until after the holidays"?
I like what Norma wrote about people looking for reasons to get in now instead of getting out. That's a big paradigm shift. Bring on 2008!

DAN - You nailed it so concisely. I do feel that 2008 is going to be better. Maybe it's because 2007 was a huge wake-up call for so many of us, that we feel that things have to get better. Whether it is a fact or not, I agree that we need to be the ones that keep our spirits up and show the consumer that we believe that things are improving. Actually Dan I'm enjoying other people putting the market down. I just had dinner and the news was on. There were two Realtors and a mortgage broker saying how bad it was. The more the merrier because those guys won't be here much longer and that means more market share for me.
Adam - Strangely enough, our local paper seems to be beating the drum about recovery in our area. I think they miss the Realtor's advertising dollars.

Ditto Dan & Simon...My fourth quarter was better than the first three combined...ANd about 50% of that was from an agent working a job and not returning a call from an investor for 3 days..I have full time Realtor in my ads..he called me and we did several deals, and refferred me to one of his friends..we have several bids working with his freind now also...The weirdest part of this is the other agent lost more in the last few months by not working a cash investor than she will make in her job for the next few years.... Update..the investor and I met this morning to discuss him pulling another large chunk out of the stock market to invest in forclosure homes...
This business is exactly what we make it...A few months back I heard an interesting line.." I help investors make the money back that they lost in the stock market"" That statment made me think,, think....think...Later I heard..be your own best client...I vowed to quit looking for buyers and went full force working for investors...We are buying homes...there are plenty of investors with tons of cash...I will be glad when normal buyers can buy homes..but right now investors are picking up the slack!!!
Mike- Good job. YOu are right, many investors are starting to pick up the opportunities.
I've always preached that emotions drive purchases (psychology-same thing).

I agree with you Dan, whatever the masses think of the market is what it will be and it will be a good 2008. The agents that are in it for the long haul will start reaping the rewards very soon.

My phone has actually been ringing for the past three weeks... today more than any other day. People, as you said, are sick and tired of being sick and tired. I got a contract on one of my home's this week. Here's a cheer to 2008!!
