2007 Colorado Springs Annual Market Report: Average Sales Price

Great News! Colorado Springs homeowners saw a healthy appreciation in 2007! The Colorado Springs real estate market saw an average sales price of $269,075. This is UP from the 2006 average sales price of $264,755.

In fact, Colorado Springs has seen great appreciation since the MLS started recording data in 1994. The average sales price in Colorado Springs has jumped $100,000 since 1999!

Hi Frank -  Thank you. Here is a link on how I use MS Word 07 to create the graph: http://office.microsoft.com/en-us/word/HP051900461033.aspx ...from there I copied/pasted it into MS Publisher and saved it as a jpg file. After I cropped nad resized it, I was able to inset it into my blog.

You are right. Average sales price can be totally skewed - especially in larger areas where you find SFH selling for anywhere from $80k - $1M ... like Colorado Springs. I include median sales prices in my month-to-month reports, but looking at it annually: The C/S Median sales price is about $230k.

For sure you won't hear this on the TV. Somewhat the same story over here in Montrose on the western Slope, yes the number of homes sold was down 18% in 2007 from 2006 the average price of a home wen t up $1500 to $219,000 and the days on the market went from 139 in 2006 to 143 in 2007 hardly a bad situation is it. Foreclosures went from 85 in 2006 to 102 in 2007 again hardly anything to be negative about. Keep being positive....
