2007 Colorado Springs Annual Market Report: List Price vs. Sale Price Ratios

The Colorado Springs housing market saw a strong relationship between asking price/list price and sale price (LP/SP) in 2007. On average, homeowners in Colorado Springs received 97.71% of asking price.

Neighborhoods with the HIGHEST LP/SP ratios were:

  • PWR (East of Powers Blvd.): 98.80%
  • F/V (Fountain Valley / Fort Carson): 98.58%
  • BRI (Briargate): 98.52

Neighborhoods with the LOWEST LP/SP ratios:

  • MAN (Manitou Springs)*: 95.32%
    *Manitou Springs is a very eclectic town, with homes for sale in all price ranges and all conditions. Accurate comparables are difficult to find, which could explain the low LP/SP ratios for this area.
  • S/W (Southwest / Broadmoor): 96.21%
  • WES (Westside): 96.21%

No matter where you live in Colorado Springs, a well-priced home will sell for almost full asking price.

Very telling information for buyers and sellers, and what a beautiful graph, Mariana. How do you do this?

Our SP/LP ratios are around 94-96% for attached and detached homes in North County San Diego, hovering there for all of 2007.

Wonderful use of graphs.  I need to spend more time on graphs.  I don't want to use too many of them because they're invisible to Google but they make a very nice visual.

 

Jeff - I create the graphs in MSWord 07, copy them to Publisher and save them as a jpg. Much easier than it sounds, actually.

Lenn- They ARE invisible to Google, but Google is only part of the audience that I want to attract ...
