Current Number of Homes Active and Under Contract:

Here is the breakdown as of January 7th, 2008

Home Inventory (Number 'Active') continues to decrease; mostly due to the number of "EXPIRED" Listings; which was VERY high.

Many of these homes will return to the market place next week; yet others will most likely stay off until spring.

Here are the number of homes on the market including the number of homes that were taken Off (EXPIRED) the market last week.

example: Single Family Homes in DC; 72 less on market from last week, but 168 "expired" - in reality 96 new listings came on the market.

Washington DC

Single Family: Actives: 1566 ( Down 72 from last week) Expired: 168 Under Contract: 313

Condos: Actives: 1250 ( Down 17 from last week) Expired: 96 Under Contract: 304

Arlington County

Single Family: Actives: 440 (Down 17 from last week) Expired: 32 Under Contract: 77

Condos: Actives: 491 (Down 8 from last week) Expired: 49 Under Contract: 64

Prince Georges County

Single Family: Actives: 5907 (Down 269 from last week) Expired: 501 Under Contract: 399

Condos: Actives: 775 (Down 37 from last week) Expired: 69 Under Contract: 75

It is important to see the number of homes taken "Off" the market. While many of these homes will return to the marketplace a week or two; seeing a listing "expire" means that the seller and agent thought or expected the home to be sold by now.
