As stated in last month's Hughesville Market Report and as expected, the opening of Ole Field Estates in November has put additional inventory online in December. Resales were priced between $329,000-$1,399,000. New Construction was priced between $429,000-$989,000.
We haven't seen a lot of price pressure from foreclosures and short sales. A few neighborhoods have seen more than others and expect downward price pressure in those micro-markets. I've seen several in the month of December.
If you are listing on the spring, watch prices of new construction from November into January for trending. Resales may take a cue depending on the performance of some of the new construction neighborhoods. We'll also pay attention to foreclosures and short sales.
As January progresses, we'll watch absorption, that may give us a clue how the Spring may look. Feel free to contact me with questions.
