Attention all buyers for the Boise market. Don't wait any longer or you might miss the boat. It's the top of the buyers market right now. I've know of builders who need to sell NOW or loose it to the bank. I know many builders who are selling at or below cost just to get out of homes that have been sitting on the market for more than 8 or 9 months in many cases. Home sellers in the Caldwell/Boise area are also getting desperate. They have dropped their prices and they still are hardly getting any showings. Some of these people just need out of there situation. There are simply too many homes on the market and not enough buyers. And this is the good news! buyers, take note of my warning and start taking a look at our market before it's too late. There are lots of opportunities to get a real bargain and instant equity. We are starting to see some savy buyers take notice, but there is still time to buy. If you wait more than 3 months, then Spring will be here and the bargains will be gone. The builders aren't building any more houses right now and the inventory is slowly going to decrease. Boise is a great area to live and work and there is a lot of room for more growth in prices once the economy recovers a bit.

My core business it the residential real estate market in Caldwell, Nampa, and Boise. I've studied develpment and commercial but this is not where my core strength lies. However, in the residential market I also have experience in pre-foreclosures and short sales. My company, Silverhawk Realty is the largest and most successful in Caldwell. We also have branch offices in Star, Parma, and Fruitland, all within a 30 mile radius of Caldwell. I've been very successful marketing through my Sphere of Influence and farming a few local subdivisions. However, lately with the slow down, I've just implimented a new internet lead program associated with Favorite Agent .com. I definitely need more business right now and thus this is why I started networking with Activerain. I expect to be doing more daily networking in order to increase my listings and buyer activities. The part I love most about real estate is talking directly with prospects and exploring the challanges to get there property sold. I'm pretty direct sometimes with my suggestions with those I work for. I look at selling someones home as a team effort between the the seller and I. I also turn the numbers a lot harder than most other realtors on the comparisons to get the proper price. I fully believe that the buyers in todays market are usually well educated and won't be fooled into paying more than a house is worth. I take the time to explain my philosophy to my clients so that they understand what the proper price should be. Reducing the time on the market will definately get the most money for the seller. If a seller wants to start high and then reduce later if necessary, they are putting themselves at a in a bad spot and buyers are going to start smelling blood.
