Happy New Year! Welcome 2008! But part of moving forward is to take a moment to look at the end of the year statistics for Highlands Ranch Homes and Lone Tree Homes.
Denver area Real Estate sales are notoriously lower during the holiday season and this year was no exception. With that said, there were buyers out there - I had them, as did many other Denver REALTORS® that I know. Yet for the most part, they weren't buying? Why - first - MANY sellers take their home off of the market during the holidays. Also, many Denver home sellers will wait until January to list their homes in the first place. So the buyers that were out there - many of them are waiting - for what - for MORE INVENTORY!! And I personally do see this happening in my own business. Just in these first 11 days of January my phone is ringing with individuals that are needing to sell real estate all over the Denver metro area.
So lets not be dismayed with the December numbers. They aren't THAT bad. They are there because they tell a story, but its 2008 now - and its time to get moving Denver!

Steve--I find it interesting that your condo market is still hanging in there...Most other areas I have noticed that townhomes and condos have taken a big hit. Good news for those selling in the Lone Tree area--Nice yearend report.
Hi Steve - that's a good point to make about sellers taking properties off over the holidays and those that wait until Jan to list anyway. Your average list-to-sell ratios are looking strong.

Teri - And I am extremely optimistic that January will be even better.
Ann - Its important for potential sellers to know that there ARE buyers out there. I personally have several buyers that are holding strong for the "perfect" home that has it all, and so they should. They haven't found it yet and I know with the new interest of the new year to get selling, they will find it.
