Central Florida Real Estate Happenings -- GOOD NEWS IS HERE!!

 

The December 2007 statistics finally Central Florida real estate professionals who listen to you....
show what I have been saying all this time:

  • There has been a decrease in the median home
    price that has brought the housing affordability
    index to 100%
  • There has been a staggering reduction in the
    amount of homes for sale this past month.

The median home sales price has DROPPED like a STONE to
$233,900!
That is a drop of $11,000! Along with that, the
inventory of homes on the market dropped by 1,874 in one
month.

That one, two punch shows that the market is starting to stabalize.

The decrease in the median home price to $223,900 brings the
area's affordability index to 100.3 percent. (An affordability index
of 99 percent means that buyers earning the state-reported
median income are 1 percent short of the income necessary
to purchase a median-priced home.)

Buyers who earn the reported Florida median income of $51,335
can purchase one of almost 7,000 homes
in Orange and Seminole
counties currently listed in the central Florida multiple listing service
(MLS) for aproximately $231,000 or less.

This is fantastic news!! It is a sign of the good things to come this year, hopefully. I keep saying that I believe this is going to be the year of surprises. We'll see. One thing is for sure...God holds the future...so I'm okay with whatever He chooses for me. GBU!

Alex, sorry to hear that the medium home price is dropping over there, but everybody should be happy the properties are selling and inventory is going down.  As inventory goes down prices should start to go back up again

I was so happy when I read that last week. Now lets hope this bit of information which are facts helps us overcome what the media tells people.
