Hi folks. Since I'm always writing about Real Estate in Poinciana Fl I thought I best tell you a little a bit about Poinciana today.
Did you know Poinciana Fl is right smack dab in the center of Florida? It's also the second fastest growing PUD(planned unit development) in the Country. Poinciana is 90 minutes to the East coast (Melbourne-Space Coast) and 90 minutes to the West coast (Clearwater-Tamp Bay).
If you haven't heard of Poinciana before maybe it's because it's not a town or a city. In fact it's actually a part of Kissimmee. Kissimmee is just a little south of Orlando and about 15 minutes to Disney World.
Poinciana has a population of approximately 67,000 people and encompasses two counties. The north side is in Osceola county and the south side is in Polk county.
Poinciana was plotted out as a master planned community in the 1960s. At that time the developer was a company called General Development(GDC) Corporation. You may have heard of them from the Florida land scams in the ‘60s and ‘70s. It is my understanding that sometime in the early ‘70s Poinciana was purchase by Gulf American Land Corporation(GAL) another company notorious for land scams.
In 1973 the first homes were built in Poinciana. At this time, Poinciana was a retirement destination and homes were built around the Poinciana Golf and Racquet Club. There was only a one lane road to get into Poinciana which was miles from anything. It was literally in the middle of the boonies.
Poinciana, over the next few years, grew to a small population of 2,000 to 3,000 people. There was the country club, a small farm store and miles and miles of roads. Not much happened in Poinciana until the mid ‘80s when GAL went bankrupt and out of this, Avatar Holdings, the current developer was born. The next 10 years or so Poinciana just sat with an occasional home being sold.
When I started selling in Poinciana back in 1994 there were still only about 8,000 people. So it took 20 years to reach 8,000 and only 14 more to reach 67,000!!! We have room for more than 200,000.

I guess the idea of buying an old home in Poinciana is out of the question. Do all of the homes look alike, or do you have several builders with different plans?
15 minutes from Disneyworld...I have not been there...my kids got to go when they were young when my dad lived in Jacksonville. I started reading the pdf on the history and ended up saving it to read later. Some history going on there...love history :) They owed plenty of money on plenty of bonds....and gotta go read the rest about scams :)
Everyoe must have moved there because they heard just how "So good looking you are".
Larry, We have had many builders in Poinciana. Avatar owns most of the land but Poinciana was plotted years ago and the streets and infrastructure were put in. 1,000s of lots were sold off over the years. So it was ideal for small builders to come in. All they needed was a model home then when someone bought a house they would just purchase a lot and build. 5 years ago lots could be bought for $5,000 to $10,000. The standard size is 70x100. It was a gold mine for builders because the lots were basically ready to cleared and built on and they didn't have to carry inventory.
Around late 2003 builders found Poinciana and the lots started sky rocketing. At the peak they were selling for $60,000 to $80,000!! From $8,000 in 2002 to $70,000 in 2005!!! Fortunes were made buying and selling lots (not by me). Now they are selling for $20,000 to $40,000, if you get lucky. In 2004 and 2005 we had KB Homes, Maronda Homes, Centex and several other huge builders out here. Most have closed up shop now. The largest builder is still Avatar with Maronda coming in 2nd.
An average home in Poinciana is a 4/2 with 1750 sq ft living and about 2 to 3 years old. Average price right now is $160,000. The highest sale ever in Poinciana was $375,000. This doesn't include Solivita which is Avatar's world class 55+ community where there have been sales in the 500's

Broker Byant, I really enjoy posts like this. I have traveled Florida a lot but I have to tell you I have never been to Poinciana. Sounds like a road trip to me.

Bryant, that sounds like a fair price to me! Less than I would have expected for your area. How many square feet is there in the house?

It is similar to Deltona which started off as a tiny retirement community in the 1960s to now be the 2nd largest populated city in Central Florida (behind Orlando). The only difference is that Deltona is a straight shot up I-4 where Poiniciana is kind of landlocked with no direct routes into Orlando or I-4.

Great article, BB. So you are not only THE agent in town BUT the historian. Wish I had a buyer for you. That one would probably go for at least $700K here and in some areas over a million. Scary!

You would have to pay over $1 Million for that house you have on your virtual tour in our town. That is a lot of home for the price.

Sounds kind of similar to when I lived in Pembroke Pines which is two cities over from Weston.You needed to drive 30 minutes just to find a supermarket now their is a Publix on every block. They used to consider Pines as the joke about how you can buy swamp land in Florida. Boy if those jokers knew then what I know now they would have been really rolling in the doe!
Interesting information. Although I am realtively closeby I did not know the "Poinciana Story." I had no idea its roots were associated with land scammers....oh my!
Good morning everyone. I'm glad you found this interesting. If you haven't already you should take the time to read the white paper I linked to. It really is fascinating. It's hard to imagine that Miami didn't even exist until the 1920s!!! OK let me answer a few questions here.
ARDELL, they are pulling you leg! Disney was however just a bunch of mosquito infested swamp land before Walt bought it.
The name Poinciana came from a tree. It's actually called the Royale Poinciana
Neal, South Beach was purchased for about .35 an acre!!!!!
Rob, Deltona and Poinciana are very similar. Even the houses look the same. Whenever we run a scammer out of Poinciana they head to Deltona!!!
Ann, We have deer all over the place. And lots of wild hogs and turkeys!! Did you know where I live, on the Citrus Ridge, we have more endangered species(plant and animal) than any place in World!!

BB Funny that you mention that Florida land scam of the 60's and 70' we have some tracts here near me that are land locked and fall into that scam... however there is a right of ingress and egress which means you have the right to access or make access to your property.. but man if you saw the land and how grown up and what expense you would have to clear that land... I do give it 10 years though....

Bryant- Somehow I had it in my mind that Poinciana was more towards the west coast. Thanks for the clarification. Wellington is also a PUD that actually started in the early 70's. It will be quite a while before either of us have an historic homes! :) Katerina
You don't know how helpful this post is to those of us not familiar with Florida. Now I visualize your lovely area and its location in the state. What incredible growth...and so close to Disney World. It is clear the future is bright for you even if it is a bit slow right now.

I used to live two blks from the GDC HQ. Talk about lavish digs...
It seemed every executive there loved hanging out at the Coconut Grove Hotel with 20 something young girls in tow..It never dawned on me that GDC could do no wrong! ")
Ahh, too be young again...
Poinciana is a lovely place. Been there several times. Hope to buy ahome there soon. Most of my friends live there.
