Over 2/3 of homeowners in foreclosure, do not realize that their lender does have workout options available to help them avoid foreclosure? Some options will help you SAVE your HOME or will suggest a Short Sale.

That lenders do not really want to take their home?  That having excess inventory of foreclosed homes is not a good thing to a lender or bank? 

Most homeowners never contact their lender during the foreclosure process? Hiding in the sand is not the solution.

Most homeowners do not know that a short sale can be worked out your the lender(s).  Some homeowners have been successful in doing it themselves, but it is suggested you choose an agent that specializes in Short Sales.   It is also suggested that you consult a tax professional and / or Real Estate Professional before doing a short sale. 

Most homeowners in trouble do not know that Short Sales are NOT automatic! Read this! Short sale approval is not AUTOMATIC!

About 28% of the homeowners with ARMs can't even ID the interest rate index - which is the basis of their rate adjustments

About 35 % of homeowners don't know how much their interest rate could increase at one time!

About another 41 % of homeowners don't know their mortgage interest rate's possible increase maximum.

Many homeowners don't realize that about 80% of "Option ARM" borrowers select minimum payment option. And that this option will create a negative amortization of their loan. Example: You start off with a principal balance of $449,000.  Your monthly payment options: $4000/$1000 - You pay the $1000 which leaves $3,000 that will be added to your principal each month).

         You do the math:  $3,000 x 12 months = $36,000 a month being added to your principal.  So in a year you will owe:  $449,000 plus $36,000 = $485,000...   ..... (your loan balance grows each month by $3000!)

 

I bet you didn't know that all these tib bits are TRUE!
