A Guide to Purchasing Inventory Homes vs. New Builds

Buying a new home?  You have two choices:

  1. New Build- a home based on a basic floor plan that is built to your specifications.
  2. Inventory Home- a home either under construction or already finished. (a.k.a. "Spec Homes")

Why purchase a new build?

  • You pick all the upgrades: Colors (within a builder's palette), Elevation (variable appearance), Fixtures, Cabinetry, Flooring, Countertops, and other extras such as landscaping and added features.

Why not purchase a new build?

  • You lack time- new builds can take from four months to a year or more to complete.
  • The Inventory home is more compelling.

Why Purchase and inventory home?

  • It's available now- or in the very near future
  • It's priced competitively- since the buyer has fewer options the builder will often offer better incentives.

Why not purchase an inventory home?

  • The options are not to the buyer's liking.
  • The location is less agreeable.

Currently there are many inventory homes on the market. One of my favorite builders has two hundred different single family homes with prices beginning in the 90's.
