As a Sellers' agent I want to show my clients property in Berkeley Heights and Beyond area it's best light, literally. For instance, I know to monitor the Multiple Listing Service (MLS) listings on a daily basis and evaluate its ability to attract attention. This means, among other things, that if a Sellers place their home on the market in the spring, and the MLS picture shows no leaves on the trees, it is time for a picture update. An outdated picture may seem like a small matter, but it can give potential Buyers the impression the the house has been languishing on the market. To further increase a homes' attractiveness to Buyers , MLS pictures should show luxurious (or useful) features that set the home apart from others. I work hard to sell a property on purpose not by accident. Maria - The little things sometimes are the most important. In our business there are agents that fortunately for us continue to overlook the obvious. Staying on top of things is always critical especially in a weaker market.

I am amazed at how many Realtors do the bare minimum STILL in this market (1 or no photos in MLS, no flyers, no virtual tour, no room sizes) the days of the buyers calling us for the info are gone. They want to see it online, and THEN they'll call us. No longer can we be lazy, or withhold too much info with the hopes they'll call us to get it...they will just move on

Maria, I know a few agents who take the fall or winter photo, then photoshop it, adding green leaves, greening up the lawn, and maybe putting a few red buds on the old azaleas! But I think it's easier to just take a new photo!
I think it is easier too Patricia. Although for me my listings are never more than 15-20 minute drive away, and that gives me a reason to see my clients with a little token. They also like the fact that I'm paying attention to their home. Thank you Pat.
